This could be a great park, if it wanted to be. In reality it is, as others have said, a mobile home park with a few RV spots. The location was handy for us - not too far off the highway - for an overnight. Signage was poor, office was a bit scary. Had to call the manager to locate him. He was very accommodating, though. They do not accept credit cards. Site was tight and not level. Would have been tight for a big rig. Wi-Fi was strong. If you have to be in Durham for an overnight, this is an OK, but not great, stop.

This park is now listed on the KOA web site. They honored our KOA discount card and even redeemed our KOA points for a free night's stay. We checked into this park three times in eight days, as we were in the process of trading in and buying a new motorhome at a nearby dealer. The staff was very accommodating with our changing needs. It took us a bit to find a level spot in our back-in site. Our pull-through site was much better. During our stay the area was hit with torrential rains from remnants of Hurricane Ida, and about one-fourth of the campground was under water. Wi-Fi was strong and "free". This is not a destination park, but a very popular one nighter for travelers on the I-95 corridor. Yes, traffic noise is constant but didn't bother us. We would stop again.

We stopped here on our maiden voyage with our brand spanking new 40-foot diesel pusher. We didn't unhook at the office, and we should have....even though we had a pull-through. We followed a teenager in a golf cart who placed us too far to the right in the site, coming within millimeters of the site number post. (Did someone say it looks like these folks are going through the motions? Well, we agree.) Our placement in the site was compounded by how out of level the site was. We unhooked the toad and spent far too long to get level. Once we were settled, things were fine. But, we opted to stay for just one night. For being as close to the highway as we were it was surprisingly quiet. It's a very pretty campground that's just a bit frightening for these big rig newbies. Next time, we might look for other options.

In all of our reviews, we've only rated one other park a 10. This one truly deserves our highest rating. With a 40-foot motorhome, we look for easy access, and this park met our needs. The on-site owners were extremely welcoming. They take great pride in their park, as they should. It's lovely. And, they are working hard to keep it that way. Our site was long and level. Lots of grass in between and a lovely view of the lake. This place is very peaceful and relaxing. So much so, that we decided to stay an extra night. Wi-Fi was strong and dependable at our site. This is a great park that should just keep getting better. We'll definitely be back, and we're telling our friends.

We were planning to stay at the gravel lot in downtown, then discovered this place. And, we’re glad we did. It’s a peaceful, roomy place that’s an easy 20 minutes from downtown. The park is gorgeous with spacious sites. Each has a picnic table, several are covered. Lots of trees, but there are some sites that appear to be satellite friendly. Park staff was friendly and helpful. And, yes, you can dump your gray water. We’ve never seen that before! The road to the park is a bit tricky, but manageable. We’ll definitely be back.

What a great setting! You could spend a day or two here and never leave the property. There’s lot of history to explore, and the river is a short stroll away. The view from the seven-story observation tower is worth the climb. We stayed in the upper campground and had no problem getting in or out. A few trees could use a trim. Cell service was essentially non-existent. Lots of trees, so satellite reception was a challenge. The office staff was very friendly and super helpful. They have great ideas for day trips to nearby attractions. Even though this park is a bit too remote for our taste, we’d definitely return.

When we arrived on Halloween, the park was busy, crowded and very tight. And, lots of fun! The trick-or-treating and decoration contest were great. (And we weren't traveling with any kids!) After the holiday the place cleared out and we practically had it to ourselves. With trees, a lake and river, it's really beautiful. Our site was level, wifi was strong and, surprisingly, the nearby highways and trains didn't really bother us at all. The location was convenient to Biltmore and Asheville. This is a very pretty area. We would definitely stop here again.

Great location: Short drive to Isle of Palms and Charleston. Plus, you can practically walk to Walmart! Easy access in and out. It's quiet and peaceful, but the lake was a bit smelly. We were glad we didn't pay extra to park near there. The site was long and level. The staff was very helpful. The Wifi was strong and dependable. Nice facilities, but a bit pricey.

This park is beautifully landscaped and immaculately maintained. River views are lovely. Lots are level and spacious, and you get to choose your own. One of the benefits of being on HHI is its bike friendliness, which you cannot take advantage of here. We had to load the bikes on the toad to take them anywhere to ride. To not have wi-fi at each site, at this price, is inexcusable.

This is a nice park that should get nicer in time as the tiny trees grow and provide some welcome shade. In the summer, this place could sizzle! For now, satellite reception is a piece of cake. Sites are all roomy, paved and terraced on a well-manicured hill. Check-in staff was helpful. On the advice of previous reviewers, we chose a back-in toward the park. Worlds of Fun and Oceans of Fun were both closed during our stay, so the place was fairly quiet. Parvin Road and I-435, of course, were quite busy, though the noise didn’t really bother us. Wi-Fi was strong and dependable. This park could work for an overnight or two, or as a base for exploring Kansas City. There is much to do not far from here! We will definitely return.

This park is tough to rate. It has a lot going for it: peaceful setting, spacious sites with shade and sun, quiet, family-oriented, helpful and friendly owners and Wi-Fi for $2 per day. It has the potential to be a 9 or a 10. What's holding it back? Interior roads have some very rough ruts and tight spots, trees need trimming in some places, and a little sprucing here and there. All that said, we enjoyed our stay and would likely return next time we're in the area.

This new park is a great place to overnight or stay for a few. We stayed for three nights and found the location to work great for exploring Montgomery. Sites are all gravel pull thrus. No trees yet, so this place might sizzle in the summer, but satellite reception is great. Wi-Fi is strong and dependable at no extra charge. The place is next to the interstate, but noise wasn’t really a problem for us. Jim, the owner, is very welcoming and has plans to grow the park. In time it should get better and better. We would definitely return.

We visited family in Monett for a week and were so pleased to find this park just three miles east of town. All sites are long and level gravel pull thrus. A few trees provide a spot or two of shade, but they don’t interfere with satellite reception. Wi-Fi was strong, dependable and no extra charge. Staff was friendly and helpful. This is a great spot for an overnight, or longer if you have reason to stay in Monett. We’ll definitely be back.

This place is tough to rate. If your travels require that you stay in Johnson County, this is spot for you. Conveniently located near suburban communities and Kansas City: you can’t beat the location. The monthly price is right and the staff is very friendly and helpful. Laundry is a good value. Wi-Fi is strong and dependable. The park tends to attract friendly folks who stay awhile to work, visit family and friends or receive medical care nearby. That said, this park is old, unlevel, tight, and spartan. No picnic tables, fire rings or swimming pool. You have enough space to put out your awning in most back-in spots, but the pull-through sites are so narrow some rigs can’t fully extend their slides. When the place is full, which it frequently is, those sites can be especially tough to maneuver. Between traffic and trains: noise can at times, be a problem for some. The next time our travels require us to stay in Johnson County, we’ll come back. But, for travelers who are simply passing through Kansas City, there are better alternatives around the outskirts of town.

This is a fine family park in a great location for exploring a beautiful area. Sites are level and fairly roomy with greenish space between. The beach along the river is nice. With small trees that did provide a bit of shade, satellite was easy. Cable was good and Wi-Fi was quite spotty. There are two networks in the park and we had difficulty accessing either. Staff was welcoming. This place was full every night we were there, but it didn’t feel like it. If the Wi-Fi was dependable, we’d definitely return.

This is a very cool campground! What a great way to experience small town Kansas. The park is spacious, level and well shaded. Wi-fi was extra, but was strong and dependable. Power and water were a stretch, but we made it work. The town police officer who stopped by to collect our fees was very friendly. We only had time to stay one night, but we'll definitely be back.

Once upon a time, this may have been a nice park. But, today it's tired and in need of some work. Sites aren't level and the "grassy" areas between sites are weedy and bumpy. It's fine for a night, which is what most visitors do. Traffic noise wasn't as much of a problem as we anticipated.

We stopped here for an overnight, so we appreciated the easy highway access. The entrance to the place gave us a bit of a stir - at 13'3" is looks even lower. On this very hot day, the pool was the most popular spot in the place. Every kid was there! Our pull through site was long and level, but we could just about reach out and touch our neighbors. No cable, but satellite reception was fine. The wi-fi was funky: frequent log-ins required, some sites blocked and slow response times. But, we've experienced worse. Views were great. As long as we don't buy a taller rig, we would probably stop here for an overnight again.

As others have said, this KOA is basically the only game in town. So, staying here feels a bit like being held captive. The location is handy to exploring the area. The park is huge and they pack them in tight. We had to take extra care to avoid several awnings and tow vehicles when moving from registration to our site. Electric was on the under voltage side. Wi-Fi was essentially non-existent. The only time we could get Wi-Fi was basically for an hour or so midday when the park was relatively empty. This KOA sits on a street that is basically a crosstown freeway on weekdays, filled with commuters and semis. We were near the entrance and it was very loud. We won’t be back.

There is much we like about this park. It's small with spacious sites, has a nice community feeling, friendly staff and is conveniently located near a grocery store, Wal-Mart and town. We had a nice shady site and still had satellite. (How often does that happen?) We stayed two weeks and found the Wi-Fi the most frustrating experience we've had since we started RVing. While we were there, the park put up antennas for three new Wi-Fi networks. Our computer could see the networks, but getting and maintaining an internet connection was a rare event. And, this park advertises that every site has Wi-Fi! Clearly they are working on the issue, but until that issue is resolved, our rating is far short of a 10.

What a great find! This park is so spacious and quiet, and you're just minutes from Denver! Staff was helpful and friendly, and fellow campers were great. This place is very busy, especially on weekends. We didn't have Wi-Fi, but we weren't expecting any. With dependable Wi-Fi, this place would definitely be a 10. We look forward to coming back.

This place is exactly as advertised: level sites, clean facilities, friendly helpful staff, easy highway access and dependable Wi-Fi. The highway is close, but not too noticeable. Shade would be nice, but the trees are too new. We had a reservation for one night and decided to stay two. We would definitely stop again.

With a reservation at the other park in town, we ran into road construction in town and couldn't get there. When we called the park to get help, we discovered that this park was owned by the same people. They had a space and were accessible, so we headed that way. This park is far from glamorous, but they had a level spot with full hookups (though the sewer hookup was too far back in the spot for us to use it) near the highway for the night. If we find ourselves passing through Kaycee when it's time to call it a night, we might stop again.

This is a very comfortable park in a nice location. It is great for an overnight or two. It features friendly staff, level sites, nice location and is within walking distance of town. What would make it a 10? Dependable wifi. Also, the pool was closed the day on the warm day we were there.

This park is lovely. The grounds are well manicured and maintained. The daily newspaper and trash pickup are very nice touches. At this price, though, strong dependable wi-fi is a must have. And, it was anything but that here. A pool would be a welcome addition, and there's something funky going on with the cable here. Nothing like seeing a $1 million rig with cables running out of the windows...all to get a TV signal at this fancy RV resort. When they upgrade wi-fi, cable and build a pool, we'll rate this spot a 10.

This was a great spot for an overnight for us. We could see it working quite well for exploring the area. We had a nice, level pull-thru, so we didn't have to unhook. There's some road noise, but we had our AC on, so we didn't hear a thing. Staff was very friendly, restrooms were super clean, Wi-Fi was very strong and the river is very nice. We would stay here again.

This place is all about the half mile of private, sandy beach guests have access to across the street. The beach is lovely and the views of the strait, especially at sunset, are fantastic. And, the staff is helpful. Beyond that, this park has little to offer. We had friends pick us up for dinner one night and they were charged $5 each at the entrance! And, at this nightly rate: there is no cable or Wi-Fi? The row of trees behind the sites blocked our satellite. Electricity was so undervoltage we had to monitor our usage very carefully. Sites are basically one row of back-ins that are very close together. We’re glad we visited this place. The beach is beautiful, but there are better alternatives in the area.

On-site owners work hard to take care of their guests and maintain a sense of community and pride in this park, and it shows. With coffee every morning and happy hour in the afternoon, guests have a chance to get to know each other. We joined a group on a trip to Coquille for theater and dinner, and left just before the park's "Summer Olympics." There are many seasonal renters who come back year after year. That says something! We enjoyed our week catching up with friends and meeting new ones. With lots to explore up and down the coast, and dependable strong WiFi, we could have stayed longer. We will be back.

This is a very comfortable park in a great location for exploring Crater Lake and Bend. It's just off Hwy 97, but the highway really quiets down at night. The owners are very friendly and obviously are working hard to keep making this place bigger and better. Sites are level gravel with grass in between. (And, this isn't the easiest place to grow grass!) Wi-fi was strong and dependable and cable was fine. Our only complaint were the mosquitoes, which seem to be quite plentiful this season in these parts.

This is a nice family park where the staff is quite friendly and the guests are, too. When it’s full, the place is a bit tight. Electricity was so undervoltage we had to monitor it very carefully. This is a nice park. A level pull-thru with some grass in between and welcome shade on a 100-plus degree weekend. Wifi was good and cable was fine. The owner stopped by and made sure we were enjoying our stay. We sure were! If we're passing through this way again, hopefully when it's much cooler, we'd definitely stay here again.

This place is all about location. It's a pastoral setting with lots of trees and beautiful views of hills and vineyards. You can't beat it! Now, getting here is not for the faint of heart. The campground is 6 miles off and up from 101, most of which is on fairly narrow and winding roads with more than a few low hanging branches. Sites are nice, some shade, mostly level. And the staff is typical KOA cheery. We are very glad we enjoyed a beautiful weekend with a group. At full price, though, we're not sure we'll be back.

This is a wonderful park. The managers and staff are delightful, helpful people who obviously love their jobs and take great pride in their park. And, they should! It's beautiful and well maintained. Here you can enjoy a rustic setting with full hookups! Mt. Lassen NP is just 20 minutes or so away, and Burney Falls is about an hour. Lots to see from here. What would make it a 10? Wifi and cell service. We had to drive the 5 miles or so into Shingletown to make calls. And, the campground wifi was turned off during our stay. They are working on a better solution. And, a new cell tower is scheduled to be installed nearby later this year. With those two additions, we would give this place a 15!

This park is all about location. Just steps from the beach and a few more steps to "town". Security is ever present, which is appreciated. Sites are a tad tight. We had to back as far in as we could go so our 20-ft sewer hose would fit. Our neighbor's fire ring was just off the back corner of our rig. Normally, we'd probably give this place an 8 or a 9. But, this week the swimming pool was still being repaired and did not open as anticipated. Also, landscapers were planting a few dozen palm trees. Between the generator at the pool and the heavy equipment planting trees, this is the noisiest park we've ever been in.

We came with a group for the weekend and liked it so much we decided to stay an extra day. The staff at this park is warm, friendly and very accommodating. Sites are level with plenty of grass in-between with a nice mix of sun and shade. The park is gated overnight, which is appreciated. Wi-fi was just a wee bit spotty, but it's free! This is a nice peaceful spot for a pleasant getaway.

Nightly rate reflects group rate. This place is immaculate. Conveniently located to the south bay between 101 and the train tracks, it isn't the quietest campground around, but it definitely works. Bathroom and showers are immaculate, clubhouse and pool are very nice. Staff is very personable and attentive. What would make it a 10? A lower price. At $55 a night, this place is pretty pricey.

This is a great spot to pull off for an overnight while traveling along I-5. Beyond that, it doesn't have much to offer. Sites are long but very narrow. Freeway and truck noise is, surprisingly, less than we expected. And, yes, there are aromatic dairy farms and sewer plants nearby. Wi-fi is wonky. We would stay here again if we were just passing through.

We were invited to this TT/NACO park as guests for a group rally. We receive calls from TT regularly encouraging us to join up, so we were interested in checking things out. And, we don't think we'll be joining anytime soon. We get the feeling this place used to be an awesome park. These days it looks tired and overdue for a facelift. One of TT's selling points is that every park is gated and well patrolled. The "hut" where our group met was burglarized one night. When our group reported the theft, the staff admitted that there is an ungated, unpatrolled entry to the park. So much for security! Bathrooms are clean, wifi is spotty at best in Section D. The staff was not at all welcoming to these guests who could have become members, but won't after this visit.

This is a fine park in a great location -- just a five minute drive to town or the beach. The manager was very welcoming and checked in with us right after we pulled into our site to make sure everything was OK. It was.) Access was very easy. Our site was long and level, wifi was OK, satellite was blocked by nearby trees. Our only complaint was that our neighbors had a roaring bonfire going day and night in their portable fireplace. It was very windy, and smoke and ash was flying everywhere. The park has a "no open fires" policy, which we appreciate, but the behavior of these neighbors was an annoyance and - frankly - a concern for our safety.

We spent one night here after getting our motorhome set up for towing at a nearby dealership. We arrived after dark with 3 miles of towing experience, so we were a bit anxious. The staff at check in was helpful and encouraging, assuring us that we could maneuver to our site with no trouble. And, we did. The site was level with plenty of room. Setup was a snap. Wi-fi, while the arrangement was a bit funky, was fine for us. Satellite was out of the question with all the trees, but cable was fine. Neither highway noise nor farm smell was too bad -- but, that's life in Petaluma! This is a handy spot for exploring the Bay Area. Though, as area residents, we would strongly encourage taking advantage of a tour from here or drive to the ferry in Larkspur to enjoy a day of sightseeing in San Francisco. If you are from out of town and want to see San Francisco, this spot is on our "recommended" list.

Previous comments say it all and are right on the money (except the laundry didn't appear to be free). It's a great place to stay. What would it take for us to rate it a 10? Two things: the general store being within easy walking distance (It's 1 mile away); and dependable Wi-Fi (It was inconsistent).

On this sunny winter weekend, this place couldn't be beat! It's spacious, level, clean, quiet and not windy. The owners are very friendly, professional and have put their hearts into this special park. The narrow road makes the last couple of miles a little adventurous. Google Maps says the park is three miles down the road, but it's only two! We arrived in the dark, missed the entrance and had to drive another 1.5 miles to the county park to turn around. Signage could be better.

We were here with a group and received a very warm welcome from the family running the place. They are great people. This is a perfect spot for an overnight or for a couple of days while you explore the area. It's a very old park with improvements in the works. Wi-Fi would be nice. Highway noise could be a problem for light sleepers, but not for us. We'll be back when we pass this way again.

We stayed here for a week over Thanksgiving, which we're guessing is a bit before things get into full swing for the winter. So, things may have been in transition. There were several long-term snowbirds and a few overnighters. Location was convenient. Staff was welcoming. (The guy with tattoos is a sight, but harmless.) With I-10 close by, periodic ATVers between the park and the freeway, and an occasional train, noise can be a problem. Sites are a bit tight and would be tough when this park is full. We enjoyed our stay, but will likely check out another park next time.

This is a nice spot for an overnight. Great location off of Hwy. 99 and not too far off I-5. Clean park with good cable and Wi-Fi and a friendly staff. Most pull-thrus are very close to each other, which makes things pretty tight. There's quite a bit of highway noise and an occasional train, which could be a problem for light sleepers.

This place is all about the location. With a quaint town blocks away and multiple wineries within a short drive, there's a lot to like. Basically, this is a level gravel lot with hookups and spotty Wi-Fi. There are no amenities, but a great location.

We've been looking for a nice campground within an hour or so of home, and we think we may have found one here. We paid a premium for a "premium" lot, but we enjoyed the "extras" of a patio, furniture, chiminea and a gravel pad (most are grass). Many trees, which is nice. But, there are several low hanging branches, which is not so nice. The staff was great. We'll be back.

We just stayed here one night, but we really enjoyed it. And, we'll definitely be back. Sites are level, shaded and private. Facilities are well maintained, and the place seems very family friendly. Bicycles are indeed welcome. There's just one small hill where they are prohibited (to avoid a collision in a blind intersection at the bottom of the hill). Our only complaint is the extra charge for 50 amp service. But, we didn't really need it anyway.

We came with a group, and this place accommodated us well. We gathered for meals in the large community room and for lawn chair conversations we were under large shade trees in a greenbelt between our sites and the river. If you have a 5ver with a big window and lounge in the back get a river site and love the view. Sites were level, but a bit tight. Power is being upgraded all around. Wifi was great. Downsides: lots and lots of WIND and highway noise.

Nice spot but extremely windy. Sites are bit tight and less than level. We found ourselves challenged to find the right spot in our site between trees and the road. Connections on the right side are a bit awkward. No sewer connections or even a dump station. So, we actually used the showers, which were fine and didn't cost anything. Place seemed very well patrolled. (Did we mention that it was very windy?)

We spent the weekend here with a small group of 5 rigs and a few tents. All that was good about our stay was being with friends. The campground had little to offer. Basically, there are a handful of pull-throughs for week enders. The rest of the place is occupied by permanent residents in "rigs" in various states of disrepair. The website shows a picture of Belinda Point, which is gorgeous. But, it's important to know that it's a 30-minute or so walk and there is no beach access. The site also refers to this place as one of Northern California's most beautiful RV parks and campgrounds. Not true. If you want to experience one of Northern California's best, head across Highway 1 to Pomo. (After our group left, that's exactly what we did.)

The surroundings can't be beat. Within steps of the Russian River, it's very pretty. This place is definitely a campground - gravel and dirt - so when the wind blows, it's dusty! No wifi at our site, but that didn't matter. There was plenty to do, see and enjoy.

We stayed here three nights over July 4th weekend. Enjoyed the warm days and cool nights. The CG hosted many holiday activities, which we heard were fun. They even hosted a "Kids and Pets Parade" for kids of all ages. It was great! Guests here definitely got into the holiday spirit. We enjoyed ourselves and plan to return soon.

We came here for our shakedown cruise in our brand new MH we picked up just hours earlier. Our welcome to the park was from a staff member in a golf cart yelling at us that we were speeding. (We weren't...we were driving a new MH!) Beyond that, it was a nice spot with great access to the river and a hiking trail to a wonderful large park. Our pull thru was tight. Back-in sites looked more spacious.

Great spot for an overnight. (It's easy to miss the turn...watch for it.) Shady level spots, clean showers, strong and reliable wifi. The staff was friendly and helpful.

This is the best way to see the south rim. Walk to the train and leave the driving to someone else. We added a bus rim tour to our itinerary, which was great. This new park is very clean, fairly level and (in 5-10 years) should have some shade. Check in staff were very helpful. The shuttle system makes the short walk to the hotel even shorter. Wi-Fi was strong and dependable.

Easy access to park and town via shuttle. EXCELLENT canyon views and river access. Beyond that, this place could use some help. Bathrooms were grungy and out of service one day during our 5-day stay. Wi-Fi is advertised but essentially non-existent -- you have to go to the lobby, sit in exactly the right spot and cross your fingers. Most of the time it did not work.
